Placemaking

Harworth’s role as Master Developer

As a master developer, Harworth transforms large, complex brownfield sites into sustainable developments, with a focus on placemaking. Reclamation works are undertaken across the site, of which parcels are then sold to housebuilders for them to build houses. The land outside these residential phases is controlled by Harworth and is developed either to provide roads, areas of public open space or, where permitted, other key community infrastructure. Harworth manages the overall development until completion, whilst retaining responsibility for the overall co-ordination and delivery of the masterplan to ensure the best overall outcome for the overall site is achieved.

Ironbridge, Benthall Grange

This site was acquired in 2018, and planning permission was obtained in September 2021.

This site is bringing forward a mix of new homes and community facilities, including a school to redevelop a unused brownfield site. This includes:

  • Proposed industrial & logistics space: 200,000 sq ft
  • Local centre & Leisure facilities
  • New Primary School
  • Extensive Public Open Space

This development should be completed by 2030.
